Wondering if you are missing some key amenities?
I’ll break down the must-have vacation rental amenities that make your guests feel right at home.
If you’re running a vacation rental, it’s easy to focus on the big things like marketing, guest communication, and cleaning schedules. But let’s not forget the little things that make a massive difference — amenities. You may have the best view in town or the cosiest cottage, but if your Wi-Fi is slow or your coffee maker is from the 90s, it’s likely to be reflected in your reviews. So, how do you know which amenities to prioritise? And how can you make sure they’re always in tip-top shape?
.
Let’s discuss what every successful vacation rental needs and how to keep your amenities up to par. Here are the basics you need.
1. Reliable, High-Speed Wi-Fi
Let’s be honest: Wi-Fi is no longer a luxury. It’s as essential as a bed these days, especially for guests who want to stream movies, stay in touch with family, or work remotely. If your Wi-Fi is slower than a snail on a holiday, expect some unhappy reviews. Make sure you’ve got a plan that supports multiple devices, especially if your place caters to families or larger groups.
.
It’s also a good idea to provide clear instructions on how to connect. Believe it or not, some people still struggle with finding the password! If your connection is a bit patchy in certain areas, consider Wi-Fi extenders or mesh networks. After all, no one wants to be stuck standing in one corner of the room just to check their emails.
.
.
2. Functional Kitchen Essentials
You don’t need a fully stocked gourmet kitchen, but if you’re offering a place where guests can cook, there are a few things you *must* include. At the very least, a working stove, a decent-sized fridge, and a microwave are key. Don’t forget about pots, pans, utensils, and a sharp knife or two. There’s nothing more frustrating than trying to slice a tomato with a butter knife!
.
A coffee maker (or kettle for us tea lovers) is non-negotiable. Whether it’s a pod machine or a good old-fashioned French press, guests want to wake up and brew their favourite drink without leaving the house. And, please, check that all the appliances are in working order before each guest arrives. A broken toaster or non-functional dishwasher might seem minor, but it can really dampen the experience.
.
.
3. Comfortable Bedding and Extra Linens
Here’s a little secret: good sleep can make or break a guest’s stay. A comfortable mattress, quality pillows, and soft linens can make all the difference. No one’s expecting Egyptian cotton with a 1,000 thread count (though that’s always a nice touch), but they *are* expecting a bed that doesn’t feel like a rock.
.
Providing extra linens and towels is also a must. Some guests might stay for extended periods and appreciate the ability to change their own sheets or have an extra towel after a dip in the hot tub. And don’t forget about those extra pillows — some people need two or three just to get comfy!
.
.
4. Air Conditioning and Heating
The weather can be unpredictable. One day it’s lovely and breezy, and the next, it’s like a sauna or a freezer. Guests want control over their environment. If you’re in a warm climate, air conditioning is an absolute must. Even in places where summers aren’t typically scorching, a few sweltering nights can surprise you. In cooler climates, a functional heater is key — no one enjoys layering up indoors just to stay warm.
.
Make sure both your air conditioning and heating systems are well-maintained and easy to use. Clear instructions on operating thermostats can save guests from unnecessary frustration, especially if the system is a bit tricky.
5. Entertainment Options
Guests love options, especially on a rainy day or a quiet evening in. A decent TV with streaming services like Netflix or Amazon Prime is a great start. If your guests are likely to be tech-savvy, consider including a smart TV or even a soundbar for a cinematic experience.
.
Don’t overlook the old-school options, either! Board games, a deck of cards, or even a few good books can add a nice touch for families or those looking to unplug for a while. You’d be surprised how often a simple puzzle can turn a quiet evening into a fun bonding experience for your guests.
.
.
6. Outdoor Space and Equipment
If you’re lucky enough to have outdoor space, make sure it’s inviting. A decent patio set, some cosy chairs, or a BBQ grill can make all the difference. Guests love the opportunity to relax outdoors, whether it’s for an evening glass of wine or a morning coffee.
.
Check the condition of outdoor equipment regularly. If your BBQ’s grill is rusty or the patio furniture is weather-worn, guests will notice. Keep things clean, functional, and safe — it’ll pay off in those glowing reviews.
.
.
7. Local Touches and Personalised Extras
Don’t forget about the personal touches. A guide to local attractions, restaurants, and hidden gems is a thoughtful way to enhance your guests’ experience. You don’t have to go overboard, but a simple welcome basket with local snacks or a bottle of wine can make guests feel appreciated.
.
If your property is in an area known for certain activities — hiking, skiing, beaches — consider providing the basics like beach towels, umbrellas, or hiking maps. These small extras show that you’ve thought about your guests’ needs and can elevate their stay.

In Conclusion
Amenities are the heartbeat of your vacation rental. They don’t need to be fancy, but they do need to be functional and up-to-date. By providing the essentials — from reliable Wi-Fi to a cosy bed — and sprinkling in a few extra touches, you’re setting yourself up for five-star reviews.
.
Don’t underestimate the power of small details. Take the time to inspect your amenities regularly, and listen to guest feedback. Keeping everything running smoothly will not only make your guests happy but will also keep them coming back.
